Transaction History

  • Land: Arranged for Major Firm to acquire a 15 ac. parcel of vacant Industrial land to provide for future expansion. This included the rationale for expanding in Ontario vs. moving to another province or to the U.S. It also included dealing with the Land Transfer Tax issue as it relates to a Multinational controlled abroad acquiring industrial land assessed as agricultural.
  • Design/Build: Arranged for a U.S.-based firm to acquire a site and for the constuction of a 60,000 sq.ft. Industrial building on 10 acres. This included site selection, recommending development companies and providing advice on some of the key elements of construction, as well as finding a site which allowed for expansion and rail.
  • Industrial Building Sale: Identified a suitable property for sale that allowed a company to consolidate from four locations into one. This involved the creative retrofit of a custom building, designed for another user, yet suitable for adapation - $5,000,000 range.
  • Industrial Lease-up: Leased 175,000 sq.ft. of a 375,000 sq.ft. Industrial multiple building in a number of transactions, attracting quality tenants, and obtaining rates that allowed the owner to sell the property for a profit of some $2.8MM after a hold of just 4 years.
  • Industrial Conversion: Arranged the sale of 150,000 sq.ft. over heavy manufacturing building into a home-improvement centre including a Head Office, a Retail outlet, a warehouse as well as the outside storage of lumber products. This included dealing with retrofit and environmental issues.
